The Planning Application and what it Delivers?

New Homes

The proposals will deliver a total of 262 new homes. This will include 78 new affordable homes in the form of affordable rent and shared ownership, which will be available to local people and delivered and managed by a housing association. The development will provide a range of dwelling types including 1 & 2 bedroom apartments and 2, 3, 4 and 5 bedroom houses. The proposals have sought to target housing that is needed in the local area and for that reason the majority of the units are 2 and 3 bedroom family houses.

Community Benefits

The proposals include the provision of a new community building in the centre of the site, as well as, the Valley Park, areas of public open space and a community garden, that will be available for new and existing residents to use. We are currently liaising with parties who maybe interested in occupying the building. We are also working with local stakeholders to ensure that existing community facilities are not adversely affected by our proposals. The open spaces, which have always been in private ownership, have been designed to be open to the community and will incorporate play and fitness equipment and bird and bat boxes to enhance existing habitats.

Green Oak Primary School

We are discussing the future of Green Oak Primary School with Surrey County Council. The school’s closure has been looming, but the delivery of over 260 new homes will bring in new families who will help to significantly improve the long term viability of the school. It is also envisaged that the open spaces becoming publicly accessible will provide further opportunities for outdoor learning for the school.

Planning Obligations

In the event that a planning permission is granted it will be accompanied by a legal agreement to ensure delivery of significant financial contributions to mitigate the impact that the development may have on existing infrastructure such as local schools, doctors, dentist, schools and libraries. The exact contributions will be a matter for the Local Planning Authority to decide.

Existing Utilities

We have carried out consultation with all local utilities providers (i.e. gas, water, electricity, BT and Broadband) who have confirmed that there is capacity to facilitate this development coming forward.
